Camino Arbolado – Gallery Cabins (“we”, “us”, “the Property”) is a forest retreat located at Diseminado Camino Arroyo Dehesa, Polígono 8, parcela 94, 28600 Navalcarnero, Madrid, Spain. Contact: caminoarbolado@gmail.com, +34 627 81 79 74.
2. Scope & Acceptance
These Terms & Conditions (“Terms”) govern accommodation and use of facilities, and form part of the booking contract between the guest (“you”, “the Guest”) and Camino Arbolado. By placing a reservation, paying any amount, or checking in, you confirm that you have read, understood, and agree to these Terms.
3. Booking, Rates & Payment
- Booking request: A reservation is confirmed once you receive written confirmation and (where required) we receive the deposit or full payment.
- Rates: Prices are per cabin per night and include applicable VAT/IVA unless stated otherwise. Tourist or local taxes/fees, if any, will be shown at checkout.
- Payment methods: As indicated at the time of booking (e.g., card, bank transfer, payment link). We do not store full card details.
- Security deposit: A refundable damage deposit may be pre-authorized or charged before arrival; it is released/returned after check-out subject to inspection (see §7).
- Incorrect pricing: Obvious errors or misprints are not binding; we will contact you to confirm or cancel without penalty.
4. Check-in, Check-out & Occupancy
- Check-in / Check-out: Times are indicated in your confirmation. Early check-in/late check-out is subject to availability and may incur a fee.
- Guest registry: As required by Spanish regulations, all guests must present valid identification at check-in for the traveler registry.
- Occupancy limits: Each cabin has a maximum occupancy (e.g., 2-bedroom cabins up to 4 guests; 1-bedroom jacuzzi cabin up to 2 guests). Extra guests must be approved in writing and may incur a fee.
- Age requirement: The lead guest must be 18+ and is responsible for all occupants and visitors.
5. Cancellations, No-Shows & Changes
- Flexible / Standard policies: Your confirmation shows the specific cancellation window. If you cancel within the free-cancellation window, prepaid amounts are refunded; after the window, charges may apply up to the full stay.
- Non-refundable rates: Fully non-refundable if canceled, modified, or in case of no-show.
- No-show: If you do not arrive on the first night and do not inform us, the reservation may be canceled and amounts paid are non-refundable.
- Date or guest changes: Subject to availability and potential rate differences or fees.
6. House Rules
- Quiet hours: Respect quiet hours typically from 22:00 to 08:00. Parties are not allowed without prior written consent.
- Smoking: Smoking is prohibited inside cabins; permitted only in signed outdoor areas. Breach may incur cleaning fees.
- Pets: Only if explicitly allowed in your reservation and subject to pet rules/fees. You are liable for any pet-related damage or nuisance.
- Use of facilities: Follow posted instructions for the pool, palapa, BBQ, and jacuzzi. Children must be supervised at all times.
- Safety: Do not use open flames or unsafe appliances. Keep exits clear and comply with staff instructions.
7. Damage, Missing Items & Extra Cleaning
You agree to take reasonable care of the cabin and facilities. You are responsible for damage, excessive wear, missing items, or special cleaning required due to misuse (e.g., smoking indoors). Related costs may be deducted from your deposit or charged to your payment method. Please report any issues immediately so we can assist.
8. Facilities: Pool, BBQ, Palapa & Jacuzzi
- Hours & rules: Posted on-site or provided at check-in. Glass is not allowed in pool areas.
- Jacuzzi: For registered guests only; follow hygiene and temperature guidelines; not suitable for infants or certain medical conditions.
- BBQ: Use only in designated areas; follow fire-safety instructions; observe any seasonal restrictions from local authorities.
9. Personal Property & Liability
We are not liable for loss, theft, or damage to personal belongings unless caused by our proven negligence or willful misconduct. Please use any available safes and lock doors/windows when leaving the cabin.
10. Health, Accessibility & Special Requests
Please inform us of any mobility, dietary, or health considerations before arrival. We will make reasonable efforts to accommodate requests but cannot guarantee availability.
11. Overbooking & Relocation
In the rare event of overbooking, we will offer a comparable alternative or a refund of prepaid amounts at your choice. Our liability will not exceed the amounts paid for the affected nights/services.
12. Force Majeure
We are not responsible for failure or delay caused by events beyond our reasonable control, including but not limited to extreme weather, natural disasters, public utility failures, epidemics, strikes, or governmental actions. Where possible we will offer to rebook or credit for a future stay.
13. Privacy
Your personal data is handled in accordance with our Privacy Policy. By booking or contacting us you acknowledge that we will process your data to manage your stay and comply with legal obligations.
14. Complaints & Dispute Resolution
If something is not right, please tell us promptly on site or via caminoarbolado@gmail.com so we can resolve it. In Spain, you may request official Hojas de Reclamaciones (complaint forms). Without limiting your statutory rights, we aim to resolve issues amicably in the first instance.
15. Governing Law & Jurisdiction
These Terms are governed by Spanish law. Unless mandatory consumer rules require otherwise, the courts of Madrid, Spain, will have jurisdiction. Your mandatory consumer rights remain unaffected.
16. Changes to These Terms
We may update these Terms periodically. The version published on our website at the time of booking applies to your reservation, unless an update is required by law and is more favorable to you.
